Only after property features, documentation, the micro-market, competition and likely buyer are considered together does it make sense to define price, presentation and launch strategy.

The quality of the process also depends on who sees it, how they respond, what is learned and how the negotiation is handled.

- We agree the channels and level of exposure with you before proceeding, including a more restricted approach where appropriate.
- Qualification
- Interest is not the same as intent. Conversations and viewings should add useful information to the process.
- Negotiation
- Price, terms, timing and flexibility are negotiated as a whole.
- Follow-through
- An accepted offer is not the end of the work. I stay involved through to completion.

Before bringing a property to market.
Four questions worth settling early.
What do you assess before a property is listed?
The real competition in the micro-area, the state of the paperwork, what the presentation shows and what it hides, and what tends to need preparation in that area. The decision to list comes after that assessment, not before it.
Do I need to do work before selling?
It depends on the property and on what the local comparison shows. What always helps is costing the work before listing: a defect with an estimate is a variable; a defect without one is an uncertainty the buyer prices for themselves.
What documents are needed?
Property tax and land registry records, an energy certificate where applicable, and the urban-planning documentation relevant to the property, together with any other documents required by its nature and history. The specific list should be confirmed case by case.
Do you work on an exclusive basis?
At Portugal Sotheby’s International Realty, seller representation is carried out on an exclusive basis. The remaining terms are set out in writing in the agency agreement before the service begins.
