Privacy policy
This policy explains how personal data submitted through mauroleitao.com is collected, used, retained and shared.

Mauro Leitão works as a real estate consultant associated with Capital Consultores. Real estate mediation services are provided through Opinião Magnata, Lda., Portuguese corporate tax number 518 900 053, holder of real estate mediation licence AMI 26114.
Data collected
Forms collect only the information needed to understand and answer the enquiry: name, email or telephone, reason for contact, message, property area where applicable, language, source page, referrer, UTM parameters and a record that the privacy policy was presented and acknowledged.
When the visitor authorises measurement, sessionStorage may temporarily retain entry and campaign context. Only approved parameters are preserved and other URL parameters are discarded. Without a form submission, this storage ends with the browser session.
With the same authorisation, the website records internal aggregate counts of page views and actions. These counts do not store IP addresses, permanent visitor identifiers, user agents, cookies or free text and do not allow individual browsing to be reconstructed. IP addresses may be temporarily transformed into a pseudonymised technical identifier using a keyed cryptographic hash solely to limit technical abuse.
When Google Analytics is configured and authorised, data such as pages viewed, interactions, approximate visit origin, campaign, device type, browser and similar technical information may be processed. User-ID, personalised advertising and Google Signals are not configured, and names, contact details, form messages or other free-text fields are not intentionally sent to Google Analytics.
Purposes and lawful bases
Data is processed to answer the enquiry, assess the situation presented, organise the requested commercial follow-up, take requested pre-contractual steps and preserve a minimal operational record of communications.
The main lawful basis for answering enquiries is taking pre-contractual steps at the data subject's request. Where applicable, processing may also rely on compliance with legal obligations and legitimate interests in protecting the website, documenting communications and defending legal rights. The form acknowledgement records that this policy was made available; it is not a marketing subscription.
Optional measurement, including Google Analytics, internal usage counts and campaign-context storage in the browser, is based on the visitor's consent. Refusal does not restrict access to the website, and consent may be withdrawn at any time through «Cookie preferences» in the footer.
Sharing and recipients
Data initially remains in the database controlled by Mauro Leitão. Once a real estate process is effectively initiated, necessary information may be disclosed to Opinião Magnata, Lda., which then processes it for its own real estate mediation, documentation, legal-compliance and transaction-management purposes.
Where necessary for the requested service, strictly necessary data may also be shared with other consultants involved, directly related sellers or buyers, mortgage intermediaries, lawyers, solicitors, notaries, land registries, experts, valuers, technicians, photographers and public or regulatory authorities.
Sharing is limited to what is required to perform the enquiry, start or conduct the process, comply with law or defend rights. Optional services, such as referral to a selected mortgage intermediary, are confirmed with the data subject at the appropriate time.
Infrastructure and processors
The application, database, hosting, technical email and backups may be processed through Hostinger as infrastructure provider and technical processor.
When the visitor authorises Google Analytics, Google Ireland Limited and its approved subprocessors may process measurement data to provide and protect the service. International transfers may occur subject to the applicable mechanisms and contractual safeguards disclosed by Google. Other providers will only be used when necessary and subject to appropriate security and confidentiality safeguards.
Retention
Enquiries that do not develop into a contractual relationship are reviewed and, as a rule, deleted or anonymised within 24 months of the last meaningful interaction.
Where there is a real estate process, contractual relationship, legal obligation, dispute or documented need to defend rights, data may be retained for the applicable period. Data disclosed to the agency is also subject to that entity's legal duties and retention policies.

You may request access, rectification, erasure, restriction, objection or portability by contacting mauro@mauroleitao.com. Requests are assessed in light of any legal duties that may prevent immediate deletion.
You may also lodge a complaint with the Portuguese Data Protection Authority.
