Property owners

Before going to market, there are decisions that shape the outcome.

My work begins before exposure: understanding the property, positioning it with judgement and preparing each decision to protect value and preserve room to negotiate.

Preparation

The best outcome starts with a rigorous reading of the property.

Only after property features, documentation, the micro-market, competition and likely buyer are considered together does it make sense to define price, presentation and launch strategy.

The property
Condition, light, views, layout, outdoor space, parking and the features that shape perceived value.
The documentation
Identify early what could delay the sale, restrict financing or introduce risk into the negotiation.
The micro-market
Real demand, liquidity and the comparables a buyer will use to test the asking price.
The competition
What will be available at the same time — and how to make your property deserve preference.
The likely buyer
Who is most likely to buy, what they value and which objections we should anticipate.
The presentation
What is worth correcting, preparing or simplifying before any photography or viewing.

Before the market

Four decisions before the first impression.

When these answers are clear, going to market becomes positioning rather than simply publishing a listing.

Market position
Which properties will buyers compare it with?
Price
What justifies the asking price?
Presentation
What should change before buyers see it?
Information
Will buyers have what they need to make a decision?

Once on the market

What happens after launch is decisive.

The quality of the process also depends on who sees it, how they respond, what is learned and how the negotiation is handled.

Exposure
We agree the channels and level of exposure with you before proceeding, including a more restricted approach where appropriate.
Qualification
Interest is not the same as intent. Conversations and viewings should add useful information to the process.
Negotiation
Price, terms, timing and flexibility are negotiated as a whole.
Follow-through
An accepted offer is not the end of the work. I stay involved through to completion.

Frequently asked

Before bringing a property to market.

Four questions worth settling early.

What do you assess before a property is listed?

The real competition in the micro-area, the state of the paperwork, what the presentation shows and what it hides, and what tends to need preparation in that area. The decision to list comes after that assessment, not before it.

Do I need to do work before selling?

It depends on the property and on what the local comparison shows. What always helps is costing the work before listing: a defect with an estimate is a variable; a defect without one is an uncertainty the buyer prices for themselves.

What documents are needed?

Property tax and land registry records, an energy certificate where applicable, and the urban-planning documentation relevant to the property, together with any other documents required by its nature and history. The specific list should be confirmed case by case.

Do you work on an exclusive basis?

At Portugal Sotheby’s International Realty, seller representation is carried out on an exclusive basis. The remaining terms are set out in writing in the agency agreement before the service begins.
